Why do we need a Homeowners’ Association?
The developer of our neighborhood, Smithbilt, LLC mandated to each of the original homeowners that a Homeowners’ Association would be formed upon the completion of the neighborhood development. The purpose of the HOA is primarily to maintain the common grounds and utilities of the neighborhood. The HOA is also responsible for enforcement of the Covenants, Conditions, and Restrictions set forth by Smithbilt, LLC and the Association.
Also, national studies show that neighborhoods with active HOA’s have higher property values and lower crime rates.
How much are the annual dues?
The dues for the 2022 calendar year are $160 per residential lot.
How are the annual dues determined?
Each year, the Board of Directors reviews expenses and revenues to determine dues for the following year. These are then voted on and require a majority vote of the Board.
How can I serve on the Board?
Board positions are set at 1 and 2 year appointments however there may be turnover from time to time due to resignations or home owners moving. If you are interested in serving as a Board member, please contact the current HOA president or another current Board member.
When are meetings held?
Per the bylaws of the Association, there shall be two meetings annually. Meetings are held in April and October of each year. The Board of Directors meet periodically throughout the year as determined by the current President.
Does the HOA have any restrictions as to what I can place or build on my property?
Homeowners must comply with the Covenants, Conditions, and Restrictions that should have been provided to you by your Title Company at your closing. This document outlines the limitations that each property owner must adhere to. Even if the Title Company failed to provide this document to you at closing, you are still bound to these restrictions.
If I want to build a fence or an addition to my home, what do I need to do?
Homeowners are required to submit plans to the HOA’s Planning Committee in writing for approval.
